Insurance Restoration

DwellBuild provides full service insurance restoration for residential and commercial property owners recovering from property damage. Our streamlined process covers everything from damage assessment and insurance documentation to reconstruction and final repairs - all managed by one experienced team.

We work directly with insurance adjusters to simplify the claims process, reduce delays, and restore your property to its pre-loss condition as efficiently as possible.

  • Water damage can result from plumbing failures, appliance leaks, drain backups, exterior intrusions, and more. After mitigation and drying are completed, DwellBuild evaluates the remaining damage and manages the reconstruction of affected areas. Our team replaces damaged materials and completes the repairs needed to restore the property to its pre-loss condition.

  • Severe weather can cause sudden and unexpected damage to a property. High winds, fallen trees, hail, and heavy storms can impact roofing, siding, windows, sheds, fences, and even interior spaces. DwellBuild works closely with property owners and insurance carriers, guiding the process step by step to help restore both the property and peace of mind.

  • Few events are as disruptive to a property as a fire. Damage can extend beyond what is immediately visible, with smoke, soot, and heat impacting materials and finishes throughout the property. The rebuilding process can range from repairing isolated areas to significant structural reconstruction depending on the scope of the loss. As a Class A contractor, DwellBuild is uniquely equipped to manage complex rebuilding projects, including large loss events, carefully coordinating the work required to rebuild and restore affected structures.

  • Mold can develop when moisture remains in building materials after leaks, flooding, or other water intrusion. Because mold can spread behind walls, beneath flooring, and within structural materials, it is essential to perform remediation services to prevent and mitigate further damage. DwellBuild works alongside licensed remediation specialists to ensure the space is properly cleared before reconstruction. Once remediation is complete, our team restores damaged materials and finishes, rebuilding affected areas and returning the space to a safe and functional condition.

  • Damage to commercial properties can disrupt business operations and impact tenants, employees, and customers. Whether the loss involves water, fire, storms, or other insured events, timely and organized repairs are critical to getting operations back on track. DwellBuild provides restoration and reconstruction services for offices, retail spaces, multi-tenant buildings, and other commercial properties. Our team works closely with property owners, managers and insurance representatives to coordinate repairs efficiently while minimizing disruption to day-to-day operations.

Our Services

  • Every project begins with a conversation. During our first contact, we ask a few qualifying questions to better understand the situation, the type of damage involved, and what assistance you may need. This helps us determine the best way to support you and ensures we approach your project with the right plan from the start.

  • A comprehensive on-site inspection is performed to evaluate the damage and identify the full scope of repairs required. This evaluation provides the foundation for accurate reconstruction planning and proper documentation for the insurance claim process. At this stage, you will receive a digital authorization form allowing our team to communicate directly with your insurance carrier and assist in coordinating the claim restoration process.

  • Based on our evaluation, our team prepares a detailed scope of work outlining the repairs needed to return the property to its pre-loss condition. Using industry standard estimating software commonly used by insurance carriers, we develop a clear and well supported estimate that aligns with accepted pricing and documentation standards. The estimate and supporting documentation are submitted to the insurance for review, and our team works directly with the adjuster to address questions, clarify the scope, and resolve any differences so the project can move toward approval.

  • Once the estimate is approved with the insurance carrier, you will receive a formal contract outlining the approved scope of work and the project total. Your confirmation allows us to schedule and coordinate the reconstruction. At this point, a deposit is collected to secure your project and confirm your place in our schedule.

  • During this phase, our team coordinates material selections, schedules skilled teams, and oversees all on-site work to ensure the project progresses smoothly and efficiently. Any adjustments or additional construction requests can be made at this time.

  • After the reconstruction is finished, you’ll receive a digital completion form for your review and signature. This form is then submitted to your insurance carrier to finalize the claim. The remaining balance is collected once all work has been completed to your satisfaction.

Frequently Asked Questions

  • Every claim and situation is different. In many cases, homeowners can remain in the property during reconstruction if the essential areas of the home remain usable. However, if major spaces such as the kitchen, bathrooms, or other critical areas are unavailable during repairs, relocation may be necessary. Many insurance policies include Additional Living Expenses (ALE) coverage, which may help pay for temporary housing while repairs are being completed. Because coverage varies by policy, we recommend reviewing your insurance documents or speaking with your insurance representative to determine whether this coverage applies to your claim.

  • When reconstruction involves materials that may contain hazardous substances, such as asbestos or lead-based paint, proper testing and handling are essential. Certain building materials and the age of a property can indicate the potential presence of these materials. If there is a reasonable possibility that hazardous materials are present, we coordinate with the insurance carrier to request third-party laboratory testing to confirm whether they exist. Once testing is completed, the results determine the appropriate course of action. If hazardous materials are identified, our team follows the proper procedures to safely handle and address those materials in accordance with established industry standards, ensuring the reconstruction process can continue safely and correctly.

  • If the damage is part of a covered claim and the repairs fall within your policy limits, the primary out-of-pocket expense is typically your insurance deductible.Additional costs may only arise if you choose to include items that are not covered by the insurance claim, such as upgrades, design changes, or additional work beyond the approved scope of repairs. Any optional additions or change orders would be discussed with you in advance so you can decide how you’d like to proceed.

  • Every claim situation is different, particularly in multi-unit properties. When we are hired for a project, our role is to represent and perform the work for the specific property owner or client who has engaged our services. In situations where damage originates from another unit, such as an upstairs leak affecting multiple spaces,it is common for each property owner’s insurance policy to handle their respective portion of the damage. In many cases, an insurance carrier may pay for the repairs and later pursue reimbursement from another responsible party through a process known as subrogation. Our responsibility is to focus on restoring the areas covered under our client’s claim, while coordinating with the appropriate parties as needed so the reconstruction process can move forward efficiently.

  • During the initial inspection, the scope of work and estimate are based on the visible and accessible damage at the time of evaluation. In many cases, certain areas of a property cannot be fully assessed until reconstruction begins and materials are removed. If additional damage is discovered during the rebuilding process, it is documented and submitted to the insurance carrier as a supplement to the original estimate. This is a very common part of insurance restoration projects and allows the scope of work to be adjusted to properly address all necessary repairs. Our team coordinates directly with the insurance adjuster during this process to ensure any newly discovered damage is reviewed and incorporated so the property can be restored properly.

  • No. In most cases, restoration work does not require an upfront payment from the property owner. Once the estimate is reviewed and approved by the insurance carrier, they typically issue an initial claim payment to begin the reconstruction process.Work generally starts after that initial insurance payment is received. Any applicable deductible or optional upgrades outside the approved scope would be addressed separately, but the insurance claim itself is designed to fund the covered repairs as the project progresses.

  • The timeline to begin work can vary depending on several factors. In most cases, reconstruction begins once the insurance carrier has reviewed and approved the estimate and issued the initial claim payment. Because insurance review timelines can vary from claim to claim, it is difficult to predict exactly when approval will occur. Our team works to move this process along by coordinating directly with the adjuster and providing any documentation needed for review. If a property owner prefers to move forward sooner, it may be possible to begin work prior to insurance approval, depending on crew availability and project conditions. Our team can discuss these options with you so you can decide what works best for your situation.

  • DwellBuild does not perform mold remediation services directly. However, we work closely with licensed and insured mold remediation specialists in the area who can properly address mold concerns and complete the necessary remediation.Once remediation has been completed and the space has been cleared, our team proceeds with the reconstruction and restoration of the affected areas, ensuring the property is rebuilt and returned to a safe, functional condition.

  • Yes. As the property owner, you have the right to choose the contractor who performs work on your property. Insurance companies may suggest or recommend contractors from their preferred vendor networks, but you are not required to use them. Many property owners choose to explore independent contractors so they can select a company that works directly on their behalf throughout the restoration process. Because DwellBuild operates independently, we are not bound by the contractual or relationship guidelines that insurance carriers often place on their preferred vendors, allowing us to focus solely on representing our client’s interests and restoring the property based on the approved scope of the claim.

  • Yes. Reconstruction can begin before the insurance carrier has fully approved the estimate if the property owner chooses to move forward. If the insurance review process is still ongoing, a homeowner or property owner may elect to proceed with the project by funding the initial deposit/contract amount. This allows work to begin sooner while our team continues coordinating with the insurance carrier to finalize the estimate and any remaining approvals related to the claim.
